Our housebuilder client planned to turn this derelict former automotive factory site into a new community of 223 private and affordable homes.
However, there were multiple issues to overcome before the site could be safely developed, including significant geotechnical challenges.

We devised a concurrent programme of works, which would enable the site to be released in phases to ensure an efficient build programme.
Our team was brought into the project at an early stage, creating the optimum geotechnical specification to enable a cost-effective reinforced strip foundation. This included removing all concrete basements and reengineering fill at the required specification. We recorded levels data in real-time using our in-house 3DMC plant.
Demolition of factory buildings was carried out in phases, with delicate hand demolition of party wall areas to ensure minimal disruption to residents.
We broke out approx. 68,000 tonnes of concrete and other hard materials, which were processed and reused within the development. A complex, multi-level, pressurised scaffold was erected to ensure safe removal of notifiable asbestos.
TPH-contaminated soils were treated by a combination of bioremediation and stabilisation/solidification, with strict environmental monitoring conducted throughout the project.
